Apartment 9 — the flat beneath the roof

The mansard flat, its old roof trusses left in view: an open living area, a bedroom, a fitted kitchen, a bathroom, and a stair of its own from the floor below. Oak floors throughout, roof windows on both sides, and the quiet only the top of an old house has. It stands empty.

Why this address

  • Piața Hirscher — the medieval cloth market: a pedestrian square in Brașov's historic centre, roughly a two-minute walk from Piața Sfatului and the Black Church.
  • A corner building, two frontages — four window axes face the square, fifteen run along Strada Alecu Russo; a street-level tenant is seen from both.
  • A carriage gate opens onto the courtyard — deliveries, bicycles, a cobbled space out of the crowd, rare this near the main square.
  • Terraces, restaurants, shops and hotels surround the square; the Tâmpa cable car and the old city walls are a short walk uphill.
  • Footfall holds from late morning into late evening and peaks sharply at weekends — measured, not guessed.

History

The house

Five addresses, two roofs, one family across more than a century. What follows draws on the historical and architectural study of 2015.

  • Middle Ages

    Only stone foundations and wall fragments in the cellar remain of the medieval house on this plot, within the walls of the Brașov citadel.

  • 18th century

    Rebuilt from the foundations in the Baroque period: the vaulted carriage gate with its basket-handle arches, the sail vaults of cellar and rear wing — all date from then. The attic door in the stairwell still has its late-18th-century ironwork.

  • 1844

    After the fire that swept the cloth market, the house is repaired and gains the band of flattened X motifs still seen on the Alecu Russo façade — and, above each upper window, a single letter framed by mouldings. Only part of the inscription survives.

  • 1847

    The city's first address book records the owner: Jakob Antoni, of the belt-makers' guild.

  • 1851 → today

    The address changes with the times: Kotzenmarkt 305, then Hirschergasse 21 at the renumbering of 1891, then strada Hirscher 17, then Roza Luxemburg 12 — Apollonia Hirscher 11 today.

  • around 1890

    The tall Baroque roof — broken slope, two rows of masonry dormers — is taken down and replaced by a far lower one. Its outline stayed printed on the firewall of number 13 next door; that is how we later knew what shape to rebuild.

  • 1910

    Dr. Wilhelm Depner, having married into the house, has it "adapted". The builder's account — 61 pages signed by the master mason Josef Kremer — runs to 14,785.82 florins; the plans record paint colours room by room: silver-grey salon, yellow bedroom, dining room pale green with gilded mouldings.

  • 1940

    The ground-floor shop becomes a dwelling once more; the corner door onto the square — shown on the 1910 and 1939 plans — is walled up.

  • Two women

    Here lived the sculptor Margarete Depner (1885–1970) and her daughter Maja Philippi (1914–1993), emeritus professor and a leading historian of medieval Brașov, author of Die Bürger von Kronstadt im 14. und 15. Jahrhundert and Kronstadt. Historische Betrachtungen über eine Stadt in Siebenbürgen.

  • 1965 · 1998

    Nationalised by the Romanian state, restituted to the family in 1998.

  • since then

    The Baroque roof has been rebuilt in its original form — broken slope and two rows of masonry dormers, back where the 1888 panorama shows them. The flats beneath it, apartment 9 among them, exist for that reason alone.
